  • What is the process of buying a property in this village?

    Make an appointment to speak to an Elements representative.  At this initial appointment, you will be given time and information to address any of your concerns.  We are here to take care of the little things right from the beginning and can assist you every step of the way.  At this appointment, you will be given a general inquiry document that will answer many of your questions pertaining to Elements.  Once you have made the decision and wish to consider moving forward with a purchase our sales staff will provide you with a copy of our disclosure statement, which clearly sets out the structure of the development.

  • Elements homes are sold as leasehold and not a freehold purchase with strata - Why?

    Leasehold is the most common form of retirement living in Australia. You have your name on the title and similar rights as a freehold title but with major financial benefits.  You will not have to pay stamp duty on your new home, which will be a significant saving.  Your financial adviser will be able to answer many of your individual questions and you may find there are Centrelink benefits.  When it comes time to sell your home at Elements a new lease will be granted.  This form of Retirement Village living is very well protected under the Retirement Villages Act ensuring your security at all times.  This also protects you from the high costs sometimes associated with strata villages.

  • What happens if you want to sell your retirement home?

    You can sell your home at any time,  just as you would any purchase by engaging a real estate agent of your choice.  One of the major benefits of choosing Elements is the offering of a 12-month buyback guarantee.  Therefore, if your home is not sold within the 12 month period you and your family can be assured of receiving your money back without long delays.

  • What are the ongoing costs?

    There will be a weekly service fee depending on the size of your home ranging from $108.00 - $121.50 per week, with an annual increase with CPI.  This will be direct debited weekly and pays for the following types of services:


    • Ongoing maintenance of the building and gardens
    • Property and public liability insurance (this means you will only require contents insurance)
    • Provision of the 24-hour emergency call service
    • Employment of the Village staff and maintenance staff
    • Costs associated with generally maintaining the common areas and grounds.

    Prestige developments normally have very high strata fees and if living in your own home you would be paying council rates, water and electricity connection rates, along with maintaining all aspects.  You only pay your water and electricity usage for your own home.  These fees are set to increase only by CPI which also gives you peace of mind.

  • Why Deferred Management Fees?

    There are large costs associated with the infrastructure and high standard of facilities.  In order to keep the initial cost of such superior finishes as low as possible and so you have the advantages of a great lifestyle, it is common practice to defer these costs until after you leave and your home is sold.  Elements departure fee is 5% per year capped at 7 years = 35% off the exit price.

     This fixed formula is again reassuring as you and your family are assured of the costs from the outset (no hidden, ongoing charges). As it is the responsibility of the operator to refurbish your home to ensure the high standard is retained.  This once again guarantees peace of mind.

  • Who keeps the capital gains when my home is resold?

    There will be no capital gains tax payable on the sale of your apartment, therefore, the full 100% amount of capital gain will be the residents to keep.  Due to the superior quality and of the Elements Retirement Village and the demand the facility should provide excellent long-term investment security and capital gains.  

  • What if I can’t sell my current home before settlement is due?

    The operators of the village are available to liaise with you during the process of the sale of your home and the timeframe needed to move into your new home at Elements. Therefore it is important you communicate any difficulties you may foresee with meeting settlement.  This gives the Elements management an opportunity to work with you for a smooth transition.

  • Can I make changes to my home?

    Any changes you wish to make to your chosen dwelling must be addressed with the operator of the village.  If changes are made this will be noted and a special alteration request form issued to the village manager for review and confirmation.  Any additions or changes are at your own expense and will need to be restored to original form prior to resale.   Please note each addition or change will be judged on an individual basis and appropriate action taken after consultation between the owner of the home and the operator.

  • Who Manages the Village?

    Toronto Workers Club has been a huge participant in the Toronto Community and extended West Lakes area for over fifty (50) years.  With the successful experience behind them, they are well equipped to manage and guarantee a formidable Retirement Village.  It is added security to have an operator who is already established and invested in the area and therefore has your best interests at heart.
